We will also ensure that all your required certificates are present and up to date - obtaining any missing ones.

  • We attend all viewings with potential buyers, to ensure our expert knowledge is used when selling your property.

  • Once we receive an offer, we will escalate to your attention as quickly as possible, initially verbally, but also in writing.

  • Once we have negotiated a mutually acceptable offer, we will agree a date to exchange contracts. All necessary documents will be prepared - memorandum of sale, confirmations of price agreed and also a re-confirmation of the solicitors details. The solicitors will then prepare contracts.

  • Exchange of contracts will occur once all searches of title deeds, any lease agreements, local searches, financing issues and any fixtures/fittings to remain are confirmed and finalised. A completion date will be established.

  • Generally, once all money has been received and confirmed by your solicitor, then we would be instructed to hand the keys over to the buyer/s.
